The $84 million project turned an outdated center with heavy concrete walls into a 310,000-square-foot open-air mall with Hawaiian-inspired design and landscaping. Schnackel Engineers was instrumental in the design of outdoor common areas including the Royal Grove, which includes unique water and lighting features. Coordination of tenant utility upgrades and revisions to services were closely monitored and phased in order to minimize any disturbance to existing occupied tenant spaces. Great care was taken in the renovation design to maintain the building’s original aesthetics while modernizing it’s mechanical, electrical, plumbing, telecommunication, and fire protection systems. Schnackel Engineers’ ability to provide coordination for the project and to meet the unique environmental challenges and construction logistics of Hawaii were instrumental.
