Over the past 4 years, Schnackel Engineers, as MEP engineering services provider, has been a part of the renovation of the 29-year-old Royal Hawaiian Center in Waikiki. The $84 million project turned an outdated center with heavy concrete walls into a 310,000-square-foot open-air mall with Hawaii-inspired design and landscaping. Schnackel Engineers was instrumental in the design of outdoor common areas including the Royal Grove, which includes unique water and lighting features. Coordination of tenant utility upgrades and revisions to services were closely reviewed and phased in order to minimize any disturbance to existing occupied tenant spaces. Great care was taken in the renovation design to maintain the building’s original aesthetics while modernizing it’s mechanical, electrical, telecommunication, fire protection, and plumbing systems. Schnackel Engineers’ ability to provide coordination for the project and to meet the unique environmental challenges and construction logistics of Hawaii was instrumental in the design process as well.
