As part of the Greener, Greater Buildings Plan, Local Law 87 (LL87) requires buildings larger than 50,000 gross square feet to periodically undergo energy audits and retro-commissioning measures.

This law’s intention is to inform building owners about their energy usage through energy audits and retro-commissioning.

An energy audit is an inspection and analysis of how much energy is being used in a facility. Energy audits discover energy-saving strategies so that less energy is used to operate a building’s systems without degrading their performance.

Retro-commissioning involves adjusting building systems to make sure a structure is operating at its peak efficiency.

In additions to benchmarking annual energy and water use, energy audits and retro-commissioning will give building owners a much more thorough insight of their buildings’ performance, eventually driving the market towards increasingly efficient, high-performing buildings.

In order to comply with Local Law 87 (LL87), owners of covered buildings as designated by the Covered Buildings List must submit their Energy Efficiency Reports (EER) to the City by December 31 of the year they are due, once every ten years.

The EER forms may be submitted via email to LL87@buildings.nyc.gov by December 31st of the building’s filing year.

Failing to meet the requirements might result in certain penalties.

To learn more, visit the NYC Buildings FAQ website.

If you have any questions regarding the NYC Local Laws and how they may affect your projects, contact Schnackel Engineers to speak with our team of experts.

There are just a few weeks remaining before New York City building owners must comply with NYC Local Law 87.
