]]>Schnackel Engineers was chosen as the mechanical, electrical and plumbing engineering consultant for the South Street Seaport project, which involves the redevelopment of the South Street Seaport Pier 17 building just south of the Brooklyn Bridge in Lower Manhattan, NY. The project consists of approximately 300,000 square feet of new and re-developed, mixed-use space.
The transformed Seaport District encompasses seven buildings on several city blocks filled with cutting-edge dining, shopping, entertainment and cultural offerings. The new Pier 17 building features a glass façade that allows visitors to appreciate the Brooklyn Bridge, the Statue of Liberty and the skylines of Manhattan and Brooklyn.
The project also features an open-air rooftop garden and is targeting LEED Silver Certification.

]]>Schnackel Engineers was honored to be the MEP/FP Engineering consultant for SHoP Architects offices in New York City. Our keen attention to the relationship of MEP/FP distribution systems to the aesthetic built environment allowed Schnackel to help SHoP Architects realize the vision of their headquarters. The nearly 40,000 square foot remodel project showcased the sophisticated nature of SHoP’s design, and required additional aesthetic considerations. The project was located in the Woolworth Building, an existing NY landmark, in which we coordinated closely with the Landlord’s engineer to ensure full design coordination with the existing systems. Fixtures and finishes were of utmost concern as well. Working on a client’s headquarters was particularly exciting, with the ultimate deliverable being a unique brand “feel”. Schnackel Engineers delivered the project on-time and on budget.

]]>Schnackel Engineers’ extensive communication and negotiation between the design team and the local utilities was a critical element in this project. SE faced major phasing challenges in coordinating code and utility requirements due to fact that the expansion required the relocation of several existing utility transformers and coordination with existing high voltage electrical lines that passed below grade through the existing mall and into the new expansion. These transformers and lines were relocated while maintaining power supply to the existing tenants. SE also designed an innovative secondary drainage system for the expansion, and relocated the fire pump and fire command center as well. A major challenge of this expansion was to maintain continuous operation of all systems throughout construction.

]]>Schnackel Engineers partnered again with SHoP Architects by providing MEP engineering services on the revamp of the Fulton Market Building, owned by the Howard Hughes Corporation in New York City’s South Street Seaport Historic District. The almost 110,000 square foot structure, completed in 1983, was completely gutted and fully engineered in preparation for several new national and regional retail and entertainment offerings. A few of the challenges on this project included the re-use of existing systems, where and when it made sense, and the façade being retained to its original aesthetic. Schnackel Engineers specified new exterior lighting that met with the Landmarks Preservation Commission’s approval. The design team is currently working on a number of tenant interior finishes with various future uses. Schnackel Engineers’ aesthetic approach to mechanical, electrical and plumbing design has played a major role in the re-use of several landmark properties throughout NYC.

]]>Schnackel Engineers was brought on as the MEP/FP engineering consultant for this specialty Australian tea chain, located right near the heart of one of Manhattan’s busiest transit center and retail complex at Fulton Center. The scope of the project consisted of 1,605 square feet of remodeled space with complete design of the mechanical, electrical, plumbing and fire protection systems.
This T2 location opened its doors in the Summer of 2017.

]]>The New York Police Department Substation, located in the center of busy Times Square, was originally built in 1957 as an information center. In 2017, the NYPD announced that the former jail cell would undergo a “much-needed” renovation and a more modern design for visitors and recruits. The Schnackel Engineers team in New York was appointed the project to perform complete M/E/P design of the entire 950 sq. ft. remodeled space. In addition, Light Plan Design, a subsidiary company of Schnackel Engineers, provided lighting design services which included interior common area lighting, back-of house/service lighting and exterior architectural façade lighting. LED played a major role in illuminating the new design. Indirect ceiling cove mounted LED up lighting the ceiling gives a larger feel to the space. Indirect 2×2 were utilized for the office areas. The roof line has a glass enclosure that has color changing LED with a striated pattern, giving it an overlook of prison bars.
The NYPD Times Square Substation opened its doors to the public in November 2018, just in time before the Thanksgiving holiday.
